But these numbers are only benchmarks.

They don't tell you exactly what your particular Burnaby home is worth.

Your property's value depends on what buyers would realistically be willing to pay for it in today's market.

What Determines the Value of a Burnaby Home?

Several factors can have a major impact on your home's market value.

Location

Location remains one of the biggest factors.

Burnaby neighbourhoods such as Deer Lake, Buckingham Heights, Burnaby Heights, Brentwood, Metrotown, Highgate, Edmonds, Government Road and Capitol Hill can have very different property values.

Even within the same neighbourhood, one street can command a premium over another.

Traffic, views, schools, SkyTrain access, parks and proximity to shopping can all influence value.

Lot Size and Development Potential

For detached Burnaby homes, the land itself can represent a significant portion of the property's value.

Lot size, frontage, zoning, location and redevelopment potential can all affect what a buyer or developer may be willing to pay.

This is why simply comparing two houses based on square footage doesn't always work.

Condition and Renovations

Condition matters.

A properly renovated home can sell for considerably more than a similar property requiring substantial work.

But not every renovation adds equal value.

I've spent many years working around construction and renovations, and I look closely at things such as:

Online home-value calculators can be useful as a starting point.

An algorithm hasn't walked through your house.

It doesn't necessarily know that you installed a new kitchen, replaced the roof, added air conditioning, finished the basement or neglected maintenance for ten years.

It may also have difficulty understanding things such as:

• Quality of renovations
• Views
• Street appeal
• Interior condition
• Functional layout
• Suite income
• Lot characteristics
• Development potential

Real estate isn't a commodity.

Two apparently similar properties can sell for significantly different amounts.

Don't Use Your BC Assessment as Your Selling Price

Another common mistake is assuming your BC Assessment represents today's market value.

It doesn't.

Your assessed value is primarily used for property taxation purposes.

A property's actual selling price is determined by current market conditions and what buyers are willing to pay.

Sometimes a property sells above its assessed value.

Sometimes it sells below it.

Recent comparable sales are generally much more useful when determining current market value.

Recent Sales Matter More Than Old Sales

One of the biggest mistakes I see homeowners make is focusing on what a neighbour sold for during a stronger market.

That sale may no longer represent today's value.

The 2026 Burnaby market is different.

Greater Vancouver REALTORS' June 2026 data shows benchmark prices across Burnaby were lower than a year earlier.

For example, the detached benchmark was down approximately 10.9% year-over-year in Burnaby North, 8.4% in Burnaby South and 4.2% in Burnaby East.

That's why current comparable sales matter.

A sale from several months ago may sometimes be less relevant than a property that sold last week.

How I Determine What a Burnaby Home Is Worth

When I prepare a home evaluation, I don't just pull an average price from a computer.

I look at the property the way a buyer is likely to look at it.

That includes:

• Recent comparable sales
• Current competing listings
• Expired listings
• Price reductions
• Days on market
• Property condition

• Lot characteristics
• Location
• Buyer demand
• Current inventory

Current listings are particularly important.
